Besides the obvious signs of puddles on your floor or water trickling down from your wall there are several different indicators where you will know there water damage in your home: •Musty odors•Mold and / or mildew•Damp spots on the walls•Dry Rot•Cracked walls•Cracks in the floor•Peeling paint•White chalky substance on walls•Rust on appliances or furniture•Warped paneling•Browned stains on the wallWhy should I waterproof my basement? •To utilize the space as an increased living area (family room, extra bedroom, game room) or for extra storage space•To ensure a structurally sound foundation•To prevent termite and insect infestation•To prevent electrical shock hazards•To ensure the best health for your family and maintain a health home environment•To prevent the deterioration of your property value•To prevent mold and mildew growth and the problems that arise from the two•Because it is less expensive to fix and maintain your basement than it is to add an addition on your home.•To avoid further damage or future damage to your stored belongings•To increase the value of your homeWhat are a few factors that may contribute to water damage, or basement flooding and dampness? •The settling or shifting of your house•A low landscape•A poorly installed drainage system, not pitched correctly.•Neighboring yards sloping towards yours•A neighbor added an addition or installed a swimming pool•Chemical breakdown of concrete wallsWhy does my basement leak? Your basement may leak for several reasons. The drain tile installed, or lack of drain tile, may become clogged with silt and settlement, causing it to fail. The parging done on the outside of your home may have deteriorated causing water to enter the foundation. Your sump pump may be working improperly. Are staff is trained to notice these signs and will help determine exactly why your basement is leaking. How do I know where the water is coming from? Water can enter a foundation many ways; the most common source is through the cove area (where the floor and the wall meet). The cove area is a natural seam where the water can most easily penetrate your foundation. A second common source is through hydrostatic pressure. This will cause water to penetrate through cracks in your floor and/or walls. Many other sources are common, though not as easily visible. Call us today at 800-837-9379 for your free inspection and consultation! How serious is my basement water problem? Unfortunately, the water you see in your basement is the least of the problem. This water will evaporate into the air eventually. The water that is not escaping through the foundation wall is the source of trouble. This water that can’t escape will cause lower wall deterioration, cracks, efflorescence, and many other concerns. Our licensed basement waterproofing inspectors are trained to notice these signs and convey their knowledge to you in an understandable way so you know what is best for your situation. What are you going to seal the walls with? We don’t seal the walls on the inside. If your roof were leaking you wouldn’t nail shingles inside your attic. It’s sort of the same thing. We’ve inspected hundreds of basements over the years and over 90% of them will already have tried sealing the interior walls with no success. Trapping water inside block walls can cause excess pressure on the walls, deterioration of the block and increases the chances of mold growth on the organic paints. If you want to solve a basement water problem you have to get rid of the water. All of our basements waterproofing systems are designed to do that. How can I tell where the water is coming from? Water can enter a foundation through several different ways. The most common is at the cove area (where the floor and the wall meet). This, simply put, is a natural seam in which the water can most easily penetrate your foundation. Another common source is hydrostatic pressure. This will cause water to penetrate through cracks in your floor. Several other sources are common, though not as easily noticeable. Our licensed basement waterproofing inspectors are trained to determine the exact source of your problem, and resolve the most effective solution for your unique situation. What causes the musty smell in my basement? Obviously, the musty smell you have is much more than just a bad smell. Most musty odors in the basement or crawl space are caused by moisture. It could be mold growing on some organic surface in the basement. Solving a moisture problem in the basement will usually solve the odor problem. Our basement waterproofing experts will inspect the effects of the mold situation, mildew, and musty smells in your home and come up with a mold removal solution. What are the stains on my basement walls? Most stains are caused by moisture. The white chalky stains are efforescence, which is a deterioration of the cement as the water passes through the block. The brown stains could be mold or they could be acid stains from water passing thru a highly acid soil. The black stains could be mold and mildew. Mold will grow on painted surfaces more so than it will on a bare block because most paints have organic properties which gives the mold something to feed on. Any of the stains indicate the presents of water. Why do I have cracks in my wall or floors? Cracks in your walls can be caused by several sources, resulting in several different effects. Cracks can be a sign of settling in the foundation. However, cracks can also be caused by pressure built up of water around and/or under your foundation. A crack in a foundation wall is a sign of movement. With an average of 47 tons resting on your foundation walls, the integrity of your walls must be maintained. Is there anything I can do myself to correct the problem? Depending on the situation, correcting the problem yourself is not a good option. You want a trained professional basement waterproofing expert to take care of the problem. If our trained inspector feels the problem is minimal, he will give you tips and idea as to how you can take care of it yourself. However, if the problem is one that would need professional services, he will review all of the options available to you so you know your home is in the best condition possible. Will your system enhance the value of our home? Absolutely! If you sell your house, you can offer a clean, dry basement, warranted for the life of the structure, regardless of ownership. Money spent for a permanently dry basement will pay off in an immediate increase in the market value of your home. The large investment in a home dictates that you protect it by waterproofing a wet basement. It also makes sense to utilize the square footage of your basement as additional living space. It’s the least expensive area for you to improve. I think I have an above grade problem Depending on the signs of water penetration, your problem may very well be above ground. Sometimes grading and/or downspouts can solve the problem. However, if the water is coming from the bottom portion of the wall, or you see damp spots on the walls, this probably isn't the case. What does it cost to have my basement waterproofed? The cost depends on the method of repair that is best to correct your basement problem. Page 2 Lawrence Walsh: Honest contractor builds a reputationWednesday, September 01, 2004By Lawrence Walsh, Pittsburgh Post-GazetteAfter reading about the serious misconduct of several contractors I've written about this summer, Frank and Christine Targoss wanted to share their favorable experience with a Washington County company.The couple, who live in Wintersville, near Steubenville, discovered a crack in a white brick wall of an addition at the rear of their home. The crack was about 1*2-inch wide and 4 feet long. It stair-stepped its way along the mortar lines to the ground. It didn't go through any of the bricks.The Targosses called a few contractors who specialize in such work. The bids ranged from $2,000 to $10,000. They signed a contract with the lowest bidder, J & D Waterproofing Inc. of Canonsburg, and made a $400 down payment.Jim Noga, a company foreman, and his helper, Jerry Prevost, both of Langloth near Burgettstown in Washington County, arrived on Aug. 12 to do the work. Christine Targoss, 56, a retired advertising account manager, showed them where the problem was."[Noga] said the crack didn't appear to be through the concrete block," she said. "But there didn't appear to be any way for him to check because there's just an inaccessible crawl space under the addition."Fortunately, there was a ventilation opening on the opposite wall. Noga removed the vent, used a flashlight to scan the concrete block wall and said he had good news. It wasn't cracked.After checking with his office, Noga said he and Prevost would remove the cracked mortar and replace it at a cost of $200. A delighted Christine Targoss told them to go ahead."It was a pleasant surprise, especially since the other companies we contacted wanted to do an extensive amount of work," she said. "One contractor wanted to pour a new footer and install a steel beam.""The honesty of this crew needs to be applauded," said Frank Targoss, 60, a counselor at West Virginia Northern Community College in Weirton. "We very well could have spent anywhere from $2,000 to $10,000 and been none the wiser. We thank J & D Waterproofing and their crew for their honesty and integrity."I called company owner Joseph W. Billante and asked him if that was any way to do business."Absolutely," he said with a laugh. "Sometimes the damage isn't as bad as it looks."Billante said his parents, Joe and Dolores Billante, started J & D Home Improvement in 1939. Billante, 60, took over the business in 1981 and started J & D Waterproofing in 1985. His son, also named Joseph, works for the company."We have 25 employees -- we don't subcontract any work -- and we do more than $2 million of business a year," Billante said. "About 84 percent of our business is waterproofing work. And most of the remodeling work we do is for the Washington County Redevelopment Authority."Cindy Linville, the authority's rehabilitation director, said J & D Home Improvement is one of several companies that help income-eligible families upgrade their homes.The Better Business Bureau of Western Pennsylvania said Billante's waterproofing and home improvement companies have been members since 1987. The bureau said they have a satisfactory record. Among other things, a satisfactory record means the companies "properly and promptly address matters" the bureau refers to them.On its Web site -- www.pittsburgh.bbb.org -- the bureau has the following advice on basement waterproofing:"There is no foolproof cure for wet or damp basements. The type of treatment that may help will depend on the source of the problem [condensation, leakage or seepage]. Before taking drastic, expensive measures, take some other steps first."Make sure your lawn slopes away from the house, install gutters and downspouts where needed and check those already there to make sure they are not clogged or leaking. Trim dense shrubbery existing around basement walls to ensure good ventilation."If the problem is not severe, waterproofing paint or other interior compounds may correct the problem or at least help. If you are hiring a contractor, choose one carefully. Check with several contractors regarding a diagnosis and recommended solution."Ask for a written estimate that includes a description of the work to be done, the cost of materials, labor and financing, if applicable.
